I already offer my property with a tourism organisation. What are the advantages of registering with e-domizil?
e-domizil offers you an additional possibility to find interested parties for your property and to increase the occupancy rate. Unlike most tourist office catalogues, e-domizil does not limit you to a picture and a few lines of text when describing your property. With e-domizil you have the chance to describe your object in as much detail as you wish or consider necessary. Furthermore, e-domizil does not have a deadline for advertisements or printing. e-domizil allows you to be as up-to-date as possible, so that you can draw attention to changes, e.g. changed prices or the installation of a sauna, at any time. Thanks to the intelligent and user-friendly landlord's area, you can enter this information yourself into the website. Please note, however, that for legal reasons new entries are only visible on the internet after approval by our rental service. Changes in availability, on the other hand, are immediately visible.

You already know the advantages that the Internet brings you as a landlord. But maybe you have already had to make the experience that you have invested a lot of time, effort and possibly even money in the design of your internet presence, but have received little response. e-domizil employs its own team that ensures that your property is marketed optimally on the internet and is placed in search engines in the best possible way. This way e-domizil not only presents your object in an attractive environment, but also makes sure that more and more guests become aware of your domicile. e-domizil is convinced that this division of labour brings advantages for both sides. You register your holiday domicile with e-domizil and only update the availabilities. e-domizil, on the other hand, takes care of the professional marketing and the entire booking process for you.
Can I continue to use my holiday home myself in the future?
Of course - as often and for as long as you wish, provided of course that you have not already rented out your holiday home at that time. To avoid double occupancy, you must enter your occupancy immediately in your landlord account or use the calendar synchronisation option (iCal).
Do I have to present my property exclusively on e-domizil?
e-domizil does not commit you to any exclusivity! You can always offer your property to others in the future and rent it out to your regular guests. To avoid double occupancy, however, it is necessary to enter new rentals in the occupancy calendar as soon as possible. If you have additionally advertised your accommodation on another portal, we recommend that you automatically synchronize the occupancy rates using iCal. You can find these functions in the e-domizil occupancy calendar. This helps you to avoid double bookings.
How much does the registration of my property with e-domizil cost?
The presentation of your accommodation on the e-domizil website as well as numerous partner portals takes place without fixed costs in the commission model. Only in the case of a successful booking will a commission of 17.5% be deducted before we transfer the rental credit to you (for accommodation located in Switzerland, VAT of 3.7% will also be deducted).

Your property should be presented from its best side and interested parties should receive as much and precise information about your holiday home as possible. Therefore, please use the opportunity to describe the special advantages of your holiday home in the free text fields provided. The more attractively and comprehensively you present your property, the better the chances of your property being let. Please also note some of these tips: - Make sure the text is of a comfortable length (at least 800 characters) - Pay attention to spelling and grammar - Insert paragraphs in long texts - Important points can be highlighted in bold or italics
Why is it especially attractive when I register my property on e-domizil?
By registering with e-domizil, your holiday home will be presented in a high-quality and professional manner on the various partner sites. Holidaymakers can find your property easily and quickly using a variety of search mechanisms. An extensive picture presentation including a floor plan gives the holidaymaker a comprehensive picture of your object. What do I have to do to register my holiday property with e-domizil?
Not much: Just enter the information about your property online. To do this, click on the "Landlord" item in the navigation bar of the website. Then register with e-domizil as a "new landlord" and enter your landlord details. By clicking on the point "Create new object" you can enter the details of your object in your personal landlord area. Once you have entered the relevant information and uploaded some image files, the e-domizil team will create a high-quality and attractive website for you free of charge. As a landlord, you will of course have the opportunity to design your own page - and to update it. Please note, however, that for legal reasons your entries will only be visible on the internet after approval by the landlord service.
How can I present my object even better?
The more detailed, precise and varied an object is presented, the more successfully it can be conveyed. Especially good pictures increase the chances of a booking. In order for us to be able to present your object in the best possible way, you should enter the following data in the online form: - many meaningful pictures of your house or apartment (interior and exterior view, ideally all rooms) - a floor plan of your object - a detailed description in the free text field - a detailed description of the surroundings (town and region) - prices and availability for 1 year in advance - a transparent listing of all additional costs including any deposit. We recommend to have all additional costs settled in advance via e-domizil or to include them. - Detailed information such as number of beds, equipment of the rooms etc
How long does it take until my object is present on all partner sites?
It is very important to us to present your object not only quickly, but also in a high-quality and correct way. After receipt of your complete information in the landlord area of e-domizil, or after receipt of the activation request and approval by our landlord team, it usually takes one to two working days until your object is visible on e-domizil. For some partners your object will be visible the very next day, for others it will take a few days more.
What guidelines must my accommodation meet in order to be published on e-domizil?
The accommodation must be available for the sole use of the guest during his/her stay. Bathroom/WC and kitchen are therefore not used by several accommodation parties. Accommodation that does not include cooking facilities or a bathroom will not be activated. On e-domizil accommodation is offered for holiday purposes. Offers that do not serve this purpose (e.g. search for long-term tenants) will not be published.

Can I place a link to my own homepage in the information about my property?
I'm afraid not! Otherwise we would have to check every link constantly if the reference is still up-to-date. This would unfortunately be too costly due to the large number of offers.
Administration & Booking
When do I have to pay the commission?
e-domizil takes over the entire collection process for you. You don't need to worry about anything anymore. The rent reduced by the commission will be transferred to you punctually one week before the start of your trip.
What happens if a guest cancels a booking?
You will of course be informed immediately of any cancellations, either by e-mail or fax. In particularly urgent cases you will be contacted by telephone. In the case of cancellations of binding bookings, you will receive - depending on the period up to the agreed start of the rental period - a compensation of up to 75% of the rental price; provided, of course, that your property is not otherwise occupied at that time. In any case e-domizil will do its best to find a substitute tenant. Thus e-domizil takes over a large part of your risk.
Who takes care of the tenants' enquiries?
e-domizil not only takes care of all processes related to a booking, but also of all inquiries. All you have to do is hand over the keys or receive them on the day of departure.
How do I know that a guest has booked my property?
You will immediately receive a booking notification with every binding booking, informing you of the number of persons, the travel date and any special requests. A link in this e-mail confirms that you have taken note of this. Via your landlord access you can inform yourself about the current booking status at any time.
What do I do if a guest complains on site?
Take the time to listen to the guest's complaint and listen to his or her points calmly. Often a complaint is simply a misunderstanding that can be quickly resolved. Try to find a good solution with the guest. In his travel documents as well as in the General Terms and Conditions, the guest is informed to contact the local contact person (key holder) or landlord immediately in case of complaints on site. Should the guest contact e-domizil first, we will inform you as soon as possible. Remedy must be provided in the form of a service. Some guest complaints can be dealt with and settled immediately. Some examples would be: offering renewed cleaning, repairing defective inventory, replacing missing components. If an immediate remedy is not possible and the complaint involves a larger matter or if the guest even demands financial compensation, please contact e-domizil immediately. e-domizil is responsible for the customer's money. Therefore, do not make any financial arrangements directly with the guest.
